RESPONSIBILITIES FOR LANDLORD REPRESENTATION:

  • Key responsibilities are business development and building and managing strong relationships in the industry.
  • Possess excellent negotiating, problem-solving, and communication skills.
  • Detailed oriented with strong organization skills.
  • Work well in a teaming environment; Strong ability to gain access to institutional real estate owners and private owners.
  • Coordinate marketing programs with our in-house Marketing Department
  • Responsible for operational oversight and process improvement; as well as, client satisfaction.
  • Regular reporting to owners
  • And other duties & responsibilities as assigned.

RESPONSIBILITIES FOR TENANT REPRESENATION:

  • Key responsibilities are business development and building and managing strong relationships in the industry.
  • Possess excellent negotiating, problem solving and communication skills.
  • Detailed oriented with strong organization skills.
  • Accompanies prospective clients to property sites to discuss property features, leasing rates, and terms.
  • Compiles property data for clients, such as tenant surveys, summary reports, maps, status updates, and presentations for listing or tenant representative assignments.
  • Prepares Request for Proposals (RFP) and reviews RFP responses.
  • Analyzes data and prepares real estate reports on average asking rents, tenants in the market, historical data, and market comparisons.
  • Gathers and coordinates materials necessary for transactions such as listing agreements, commission agreements, leases, and sales agreements.
  • Prepares offers, term sheets, and lease amendments. Participates in contract negotiations and due diligence.
  • Maintains current knowledge of market conditions, property values, and legislation that may affect the real estate industry.

EDUCATION AND EXPERIENCE

  • Bachelor’s degree or equivalent experience
  • Have excellent interpersonal communication skills both oral & written
  • Ability to interface with clients and work in a fast-paced environment
  • Proficiency in computer skills and knowledge of office software packages (Microsoft Office Suite Programs)
  • The ideal candidate has a salesperson TX real estate license or in process of securing a license.
